Mediterrania Saidia Development

The Moroccan Government, within the development plan Cuadro Azur has started an ambitious plan called Vision 2010 that aims to pass from 4.5 million of tourists to 10 million by the year 2010.

Mediterrania Saidia will be in the very near future an important reference for the Morocco tourism in the Mediterranean coasts, meeting point of different cultures in an atmosphere of leisure and entertainment. It will also become an essential place for golf lovers, since they will have lots of opportunities to practice this sport. People fond of nautical sports will also have its place at Saidia, with a Marina with room for 740 ships. This Moroccan yachting harbour will be one of the Mediterranean most famous Marinas.

Mediterrania Saidia is a tourist project of considerable scope situated in Saidia, to the north of Morocco, between Melilla and Algeria and opposite to the Almeria coasts, in Spain and in the province of Berkane, in the eastern region.

Morocco is dominated by the Mediterranean climate made temperate by the influence of the Atlantic Ocean in the Northern and Southern parts of the country. In the centre, the climate is continental with significant temperature differences. The Atlas region is moist with frequent snow.

In the north, bordering the Mediterranean are the Rift Mountains, south of these mountains the landscape is flat for 300 miles as far as Marrakech. From here, one hour's drive south are the High Atlas Mountains, and then, after crossing these the Sahara desert begins. Standards in old areas of the countryside are similar to those in Spain 50 years ago. The farmers still cut wheat etc by hand. There are very few tractors, many donkeys and many people working the land. Yet, Morocco has all the elements required to become a great European tourist destination. The country has a natural, ethnographic, historical and cultural richness, making it a paradise to be discovered, and Saidia, right beside the Mediterranean, is simply the perfect choice of location.

Morocco is a magical North African tourist destination, boasting stunning coastal and mountain scenery, deserts, orchards, palaces and medinas, and its northern, unspoilt Mediterranean shores are as accessible as the rest of Southern Europe's beaches. A country, whose tourist market grew an amazing 18% last year, and is undergoing continuous improvements to its infrastructure, is a strong candidate for property investment.

Mediterrania Saidia is a great tourist resort at the door of Europe that is to be constructed on a plot of more than 700 hectares with frontline white sand’s beaches of over 6 km. Together with its good geographical situation, two airports are close by and offer international flights and at the moment non-stop flights from Malaga to the Moroccan airport of Oujda are being negotiated. There are also very good regional and national road connections.

INFRASTRUCTURE AND FACILITIES

The density of construction will be low, since the 40% of the promotion is going to be green areas. The construction height will be the correspondent to 3 floors ground floor plus two floors, including the hotels. With this new project, Fadesa-Marruecos aims to make of Saidia a Mediterranean international tourist reference with a diversified and attractive offer.

Residential Area

Mediterrania Saidia is a residential project of reference with situated in a magnificent location that is very well preserved. This project offers the exceptional opportunity of becoming owner of an outstanding villa or high standing apartment situated in a lovely and exotic location making this place a pleasant and functional option to live in. Hotels

6 hotels of different categories: a luxury five-star one, a five-star one, and four four star hotels. Work has been begun on the Barcelo Hotel. It has been planned to be finished by January 2007 and opened by Easter of 2007.

Golf

The central area of Mediterranea Saidia consists of three 18 holes golf courses that occupy a total extension of 210 hectares, what offers magnificent views to apartments and hotels. At the moment one of the three golf courses is being constructed and is planned to be finished by June 2006. Work on the second course will began immediately, and the same with the third one.

Marina

The yachting harbour of Mediterranea Saidia, which will have all complementary services: customs house, capitainerie, control tower, Tourist Information Office, repair shops, etc, will be built on an area of 29 hectares. The marina, a first class harbour, is already constructed, except for the docks. It will have 750 moorings, so it will be similar to the Puerto Banus in Malaga, which has approximately 1000 moorings.

Commercial Area

With more than 40 hectares, the commercial area of Mediterrania Saidia, built in on the terrace over the Marina, has been designated as a commercial complex that combines green areas and establishments of different nature.There will be an IKEA, electrical appliances shops, big supermarkets, a private clinic, banks, first class boutiques as in Puerto Banus, taxis, hotels, several restaurants, a nice lighthouse with a luxury restaurant at his top, leisure area with big wheels, parks, spa, bowling alleys, discotheques, parking areas, etc…

Morocco has become one of the major holiday destinations in the Mediterranean, an exotic location with extraordinary natural and cultural wealth. A rapidly growing holiday market, focused on quality. And Saidia has more than 20km of clean sandy beaches, three golf courses and has long been one of the favourite holiday destinations of Moroccans on the Mediterranean coastline. Recent developments have added Saidia property to the amount of Morocco property available on the northern coast.
